Director - Business Development

Strategic Land Acquisition

• Formulate and execute land acquisition strategies that support the Company's property development plans.
  
• Identify and secure strategic land opportunities with strong development potential and future value.
  
• Build and sustain a healthy acquisition pipeline to meet the Company's long-term land bank requirements.
  
• Put forward suitable land acquisition opportunities to Senior Management and the Board.
  

Market Intelligence and Feasibility

• Track property market trends, growth corridors, infrastructure developments and potential rezoning opportunities.
  
• Lead feasibility studies and evaluate the development potential, financial viability and risks of prospective land acquisitions.
  
• Prepare business cases and acquisition proposals for review by Senior Management and the Board.
  
  

Deal Structuring and Negotiation

• Lead negotiations with landowners, agents, joint venture partners and other stakeholders.
  
• Assess and recommend appropriate deal structures, including outright purchase, joint ventures, options and other strategic arrangements.
  
• Secure competitive acquisition pricing and favourable commercial terms.
  

Due Diligence and Risk Management

• Oversee legal, financial, technical, planning and environmental due diligence on potential acquisitions.
  
• Identify and mitigate key risks relating to land title, zoning, access, development approvals and other constraints.
  
• Work closely with internal teams and external consultants to ensure transactions are executed smoothly.
  

Stakeholder and Relationship Management

• Build and maintain strong relationships with landowners, agents, authorities, consultants and strategic partners.
  
• Develop strategic partnerships to widen the Company's access to potential land opportunities.
  
• Represent the Company in key negotiations and industry engagements.
  
  

Land Bank and Business Development

• Grow the size and quality of the Company's land bank in line with its long-term development plans.
  
• Identify opportunities to enhance the value and development potential of existing land.
  
• Monitor the acquisition pipeline and ensure sufficient opportunities are available to support future development.
  

Team and Management Leadership

• Lead, manage and develop the Business Development / Land Acquisition team.
  
• Provide strategic direction and foster effective collaboration with Planning, Legal, Finance, Project and other relevant functions.
  
• Present acquisition proposals, recommendations and updates to Senior Management and the Board.
  

Requirements

• Degree in Property Development, Real Estate, Business, Finance, Valuation, Quantity Surveying, Town Planning or a related discipline.
  
• 12–15+ years of relevant experience in land acquisition, property development, real estate development or related fields, with substantial exposure to land transactions.
  
• Proven track record in land acquisition and development opportunity sourcing, preferably within a property developer.
  
• Strong experience in land feasibility, financial modelling, development appraisal and investment analysis.
  
• Sound knowledge of land matters, planning requirements, development approvals, zoning and property market dynamics.
  
• Proven ability to negotiate land acquisitions, joint ventures and other strategic arrangements.
  
• Strong commercial acumen, with the ability to assess land value, development potential, risks and returns.
  
• Experience preparing and presenting investment / acquisition papers to Senior Management and/or the Board.
  
• Extensive network and relationships with landowners, agents, authorities and property industry stakeholders.
  
• Strong leadership, negotiation, analytical and stakeholder management skills.
