Work Set-up: WFH
Schedule: 3PM to 12AM PHT (8AM to 5PM UK Time)
Salary: PHP 80,000 – PHP 90,000

Our client is a respected Principal Contractor delivering some of London's most prestigious commercial construction, refurbishment, restoration and fit-out projects. We’re looking for an experienced Senior Commercial Estimator who can confidently take ownership of the estimating function, work autonomously, and become an integral part of the business for years to come. This is an opportunity to help shape the company's estimating processes and supporting the continued growth of an established contractor.

Qualifications & Skills
• Bachelor's Degree in Construction Management, Quantity Surveying, Civil Engineering or a related discipline.
• Minimum of 5 years' experience in a Commercial Estimator role, with more extensive experience highly regarded.
• Minimum of approximately 5 years' relevant UK construction experience is strongly preferred, with a proven understanding of UK estimating practices, terminology, procurement and subcontractor markets.
• Previous experience working for a Principal/Main Contractor on UK commercial construction projects is essential. Candidates should have hands-on contractor-side estimating experience rather than solely consultancy/QS experience.
• Demonstrated experience pricing commercial projects from approx. £250,000 to £1.5 million, ideally across a varied portfolio including commercial, retail, refurbishment, fit-out, residential and light industrial projects.
• Strong knowledge of the UK subcontractor supply chain and experience sourcing and engaging subcontractors across multiple trade packages.
• Proven ability to work independently with minimal supervision and manage multiple tenders simultaneously.
• Strong understanding of construction estimating principles, tendering processes and commercial awareness.
• Hands-on experience preparing Bills of Quantities and detailed quantity take-offs from drawings, specifications and scopes of work.
• Working knowledge of UK methods of measurement, particularly SMM7 and/or NRM2.
• Understanding of first-principles pricing and the ability to build up and sense-check rates from labour, materials, plant and other underlying costs when required.
• Strong commercial understanding of project profitability, including familiarity with Cost Value Reconciliation (CVR), comparing tender allowances against projected and actual costs, and identifying package-level margins.
• Ability to interpret drawings, specifications and technical documentation with accuracy.
• Demonstrated ability to analyse and reconcile subcontractor quotations against internally measured quantities and scope requirements, rather than relying solely on subcontractor pricing.
• Excellent analytical, numerical and problem-solving skills with exceptional attention to detail.
• Experience using estimating/take-off software such as Bluebeam, CostX, PlanSwift or equivalent, together with strong Excel capability.
• Proficient in Microsoft Word, Excel, Outlook and SharePoint.
• Exposure to AI-enabled workflows in GHL would be advantageous but is not essential.
• Understanding of standard UK forms of construction contracts and their commercial implications would be advantageous.
• Excellent organisational and time management skills with the ability to prioritise competing deadlines.
• Strong written and verbal communication skills with the confidence to communicate directly with Directors, subcontractors, suppliers, consultants and clients when required.
• A proactive, self-motivated professional who takes ownership of their work, embraces continuous improvement and is committed to delivering work to the highest standard.
• Must be capable of becoming productive quickly with minimal technical retraining in UK estimating practices.
• Stable employment history demonstrating loyalty and long-term commitment is highly regarded.


Responsibilities
• Prepare accurate and commercially competitive cost estimates by reviewing project drawings, specifications, scopes of work and tender documentation.
• Develop detailed Bills of Quantities and independently measure project quantities using Bluebeam, CostX, PlanSwift or other appropriate estimating software.
• Produce detailed quantity take-offs covering relevant construction trade packages.
• Manage the complete tender process from initial enquiry through to final submission.
• Break tender documents and scopes into appropriate subcontractor trade packages and prepare clear enquiries for issue to the supply chain.
• Identify suitable UK subcontractors for each package and issue enquiries to a minimum of approximately three subcontractors where practicable to establish competitive market pricing.
• Obtain, assess and negotiate quotations from subcontractors and suppliers to achieve best value.
• Prepare detailed subcontractor bid comparisons, reviewing price alongside quantities, scope compliance, inclusions, exclusions, qualifications and commercial risk.
• Reconcile subcontractor quotations against internally prepared quantities/BOQs to identify scope gaps or discrepancies before selecting the preferred quotation.
• Prepare and issue subcontractor enquiries and proactively chase outstanding quotations and tender queries throughout the estimating process.
• Ensure subcontractor quotations are fully aligned with the client's scope and tender requirements before incorporating them into the final estimate.
• Where appropriate, undertake first-principles rate build-ups and benchmark proposed rates against available market information and subcontractor quotations.
• Understand how tender allowances translate into project profitability and support CVR/cost reconciliation by providing clear and traceable estimating information at package level.
• Identify commercial risks, opportunities, scope gaps and value engineering solutions within tender submissions.
• Apply appropriate allowances for preliminaries, overheads and profit when developing the final tender in conjunction with the Directors.
• Manage and maintain project documentation using SharePoint and company systems.
• Work directly with the Directors throughout the pre-construction phase to deliver high-quality estimates and secure new business opportunities.
• Attend internal meetings and, where required, participate in client meetings in a professional and confident manner.
• Manage multiple live tenders while supporting active construction projects.
• Help develop and continuously improve estimating processes, systems and best practices.
• Maintain accurate supplier, subcontractor and cost databases and develop knowledge of the company's UK supply chain over time.
• Ensure all estimating documentation is organised, accurate and completed within agreed milestones and deadlines.
• Keep up to date with UK construction industry developments, subcontractor market conditions, commercial trends and emerging estimating technologies.
What Success Looks Like
Following onboarding and familiarisation with the company's internal systems, you'll be expected to:
• Independently take ownership of a tender from receipt through to final submission with minimal technical supervision.
• Manage approximately three live projects simultaneously.
• Deliver one to two new commercial estimates each week.
• Produce accurate take-offs and BOQs that can be confidently used to reconcile subcontractor quotations.
• Build and maintain strong relationships with the UK subcontractor supply chain and obtain competitive quotations across relevant trade packages.
• Identify missing scope, exclusions, pricing discrepancies and commercial risks before they affect the final tender.
• Demonstrate a clear understanding of project margins and how estimated package costs translate into overall project profitability.
• Build strong working relationships with subcontractors, suppliers, clients and internal stakeholders.
• Consistently meet project milestones and tender deadlines.
• Become a trusted extension of the Directors by delivering accurate, commercially sound estimates while representing the business professionally.
• Bring existing UK estimating knowledge and experience into the business, requiring minimal retraining in UK construction practices.
