Technical Lead – IBM TRIRIGA, Maximo Real Estate & Facilities

Experience Required: 10-15 Years

Roles and Responsibilities:

The person will be responsible for leading IBM TRIRIGA / IBM Maximo Real Estate and Facilities application delivery, working with business analysts, architects, end users and support teams to understand requirements, design scalable solutions, and guide the team through development, configuration, integration, testing, deployment and production support.

Key Accountabilities:

• Understand business requirements as per the BRD and translate them into IBM TRIRIGA functional and technical design specifications.
• Lead solution design, configuration, customization and enhancement activities across IBM TRIRIGA modules such as Real Estate, Lease, Space, Facilities, Operations, Maintenance and Capital Projects as applicable.
• Configure and extend IBM TRIRIGA using platform tools such as Data Modeler, Form Builder, Workflow Builder, Application Designer, Portal/UX components, queries, reports and security configuration.
• Guide developers on coding, configuration, troubleshooting, peer reviews and technical best practices.
• Design and support integrations between IBM TRIRIGA and enterprise systems using APIs, integration objects, ETL/data migration approaches and middleware as required.
• Participate in all phases of the software development lifecycle including requirement analysis, design, build, unit testing, SIT/UAT support, release planning, deployment and warranty support.
• Analyze production issues, identify root cause, provide fixes, and coordinate with support, infrastructure and vendor teams where required.
• Prepare and maintain technical documentation such as Solution Design Document, configuration guide, deployment plan, SOP, support handover notes and release notes.
• Ensure adherence to coding standards, data quality, performance, security, audit and change management requirements.
• Identify technical risks and dependencies early, define mitigation actions and communicate status to project stakeholders.
• Support estimation, task planning, work allocation and knowledge transfer for team members.
• Keep up to date with IBM TRIRIGA / Maximo Real Estate and Facilities product capabilities, patches and platform roadmap.

Experience required:

• Good communication skills with ability to interact with business users, functional consultants, technical teams and stakeholders.
• Minimum 10-15 years of IT experience with strong hands-on experience in IBM TRIRIGA implementation, enhancement, upgrade and support projects.
• Strong understanding of IWMS / real estate and facilities management business processes including lease administration, space management, facilities operations, work tasks, service requests, maintenance and capital projects.
• Hands-on experience in IBM TRIRIGA configuration and customization using Data Modeler, Workflow Builder, Form Builder, Application Designer, queries, portals and security groups.
• Experience in IBM TRIRIGA integrations, data migration, reporting and resolving performance or production support issues.
• Working knowledge of SQL and relational databases such as Oracle, DB2 or SQL Server.
• Experience with Java/J2EE, JavaScript, XML, REST/SOAP services, reporting tools and application server concepts as relevant to IBM TRIRIGA delivery.
• Hands-on knowledge of development tools, source control and ticketing/release management systems such as Git, Azure DevOps, Jira or similar tools.
• Experience in preparing technical design documents, solution architecture inputs, test support documents and operational runbooks.
• Ability to lead a technical team, groom developers, review deliverables and ensure timely delivery as per committed deadlines.

Technical Skills:

• IBM TRIRIGA / IBM Maximo Real Estate and Facilities platform experience.
• IBM TRIRIGA modules: Real Estate, Lease, Space, Facilities, Operations, Maintenance, Service Management and Capital Projects.
• TRIRIGA platform tools: Data Modeler, Workflow Builder, Form Builder, Application Designer, Navigation/Portal configuration, queries, reports and security configuration.
• Integration experience using REST/SOAP APIs, integration objects, data connectors, ETL/data migration and interface troubleshooting.
• SQL, Oracle/DB2/SQL Server, data analysis, data quality checks and performance tuning awareness.
• Java/J2EE, JavaScript, XML, JSON, HTML/CSS and scripting knowledge for customization and troubleshooting.
• Reporting experience with BIRT or equivalent reporting tools used with IBM TRIRIGA.
• Application server and deployment awareness such as WebSphere/Liberty, environments, logs, patching and release management.
• Knowledge of cloud/containerized deployment concepts, OpenShift and IBM TRIRIGA Application Suite is preferred.
• Version control and delivery tools such as Git, Azure DevOps/Jira, CI/CD awareness, incident/change management and support processes.
